What is an elite area?

The word "elite" is so obscured by real estate advertising that few people are already thinking about its real meaning, it is increasingly perceived as a synonym for the word "dear". But describing the elite areas of Moscow, the list of realtors offers a very different list, and this is due to the fact that they are ready to attribute almost any housing to this category. What are the signs of elite?

The first criterion is the location of the housing and its isolation from the average residents, chamber. Such property should be located close to the center. Therefore, when they say that Rublevka is an elite district of Moscow, it is immediately clear that this is not entirely true. This is still the area of the Moscow region.

The second criterion is the historical and architectural value of the house. Here, the person of the architect who created the structure comes to the fore. That is why new buildings from famous architects are attributed to elite houses and areas today.

Another important sign of elitism is the presence of a high standard infrastructure, and comfortable living. In such houses there should be high-quality parking lots, storerooms, a security system, excellent design of entrances and house territories.

The next sign is the uniform social composition of the population. In elite areas people of about the same income level should live, this criterion is not always met in the capital. So, on Ostozhenka, for example, there is still a neighborhood of old and new residents who differ greatly in income and lifestyle.

Experts also say that the concept of "elite housing" includes such signs as convenient transport accessibility, favorable environmental and criminogenic conditions, the presence of recreation areas and service enterprises (fitness clubs, kindergartens, beauty salons, restaurants) of a high level. Thus, the set of features does not allow many, if not all, districts of Moscow to be classified as elite. Therefore, for their selection, only certain criteria are applied. Realtors unambiguously assign the following areas to this group of real estate.

1. Ostozhenka

The first place in the ranking is occupied by the most elite district of Moscow, the so-called Golden Mile is Ostozhenka. The city center, from the Cathedral of Christ the Savior to the Zubovsky Boulevard, covering the streets of Ostozhenka, Prechistenka and Prechistensky Boulevard, today is the center of high-quality real estate. Many houses here were created by famous architects of the early 20th century, they are not only very attractive from the outside, but also meet the highest standards of living inside. High ceilings, excellent decoration of apartments, chamber courtyards. Today, the area is also undergoing spot development with new types of buildings - club-type houses, small-apartment buildings. There are many offers of real estate of classes "A" and deluxe, although in general the number of apartments for sale is small and will obviously only decrease over the years. Prices for apartments on Ostozhenka are predictably one of the highest in Moscow. Living here is not only convenient, but also extremely prestigious, it is a sign of belonging to a special caste of people.

2. Patriarch Ponds

The elite areas of Moscow, the list of which is quite long, cannot be imagined without mentioning the Patriarch Ponds. A small area between the Garden and Boulevard Ring, around the ponds, is attractive for its history and chamber. Despite the location in the heart of the capital, it is quite quiet and very cozy. The history of the area gives it additional charm and attractiveness. The property here is mainly represented by the old fund, which was reconstructed in order to increase comfort, there are few new houses, but they are an example of modern elite buildings. The area is convenient in terms of transport accessibility and infrastructure. The disadvantage is the strong differentiation of the population.

3. Arbat

Traditionally, Arbat lanes are classified as an expensive and elite area. This place, limited by the Garden Ring, Manege, Smolensky Boulevard and Bolshaya Nikitskaya Street, can offer not only class "A" new buildings, but also high-quality apartments in houses with a long history. Most of the historical buildings have already undergone a radical internal alteration in order to increase the comfort of living, and the same fate awaits the remaining buildings. The market is constantly experiencing a shortage of real estate in this area, as offers are very limited. There are almost no opportunities for new development on Arbat, so the prices here are stably very high. The district is gradually becoming elite in the literal sense of the word, there is a rapid formation of homogeneity of the population, old residents are leaving, the elite are taking their place. The area becomes chamber, closed. The central location allows you to use all the infrastructure located nearby, there are also many expensive restaurants, closed clubs, so that the residents of Arbat fully feel like an elite.

4. Tverskaya

Starting from the 19th century, Tverskaya Street is always referred to the elite areas of Moscow. This is the very center of public, cultural and business life of the capital. Of course, there is no need to talk about the chamber nature and uniformity of the region, but it fully meets the other criteria. The transport accessibility of Tverskaya is obvious, and gradually, due to the fight against traffic jams, it is only getting better. An excellent social infrastructure has been built in this area, and it continues to grow precisely in the elite segment. There are noticeable shortcomings - this is a large number of people during working hours (it increases by 7-8 times compared to weekends), as well as a large number of vehicles and, as a result, noise and gas pollution. However, the remaining advantages are so significant that property prices in the Tverskaya area are very high.

5. Zamoskvorechye and Yakimanka

When listing elite areas of Moscow, one should not forget about Zamoskvorechye and the adjacent Yakimanka. The area with a long history, located opposite the Kremlin, along the Moscow River, is known for merchant mansions, beautiful churches, cozy streets. Therefore, living here since the beginning of the 20th century has always been prestigious. The development of the region is hampered by difficult transport accessibility, however, there is a gradual replacement of the old fund, which is not of historical value, with houses of a new type: multi-apartment buildings of increased comfort. The area has a well-developed social infrastructure, unlike, for example, the Arbat. There are many shops, kindergartens, the Tretyakov Gallery, close to the park to them. Gorky. Today, office real estate is being actively built in Zamoskvorechye. Prices for apartments in this area are high, but there are quite a lot of offers, so buyers have options.

6. Khamovniki

The elite districts of Moscow are constantly growing with new territories, and the Khamovniki, a fairly young (namely, as an elite) district of the capital, refers to those. He lies in the bend of the Moscow River, limited to the Garden Ring. The excellent location, near the Kremlin, and a large amount of greenery attracted the aristocracy here back in the 19th century. Today the area is actively built up with modern facilities of high comfort. Excellent transport accessibility, wide and high-quality social infrastructure, good environmental performance - all this makes Khamovniki one of the most attractive areas of the capital for living. The district’s drawback is the slowly liquidated part of the old fund in the form of five-story buildings with a heterogeneous population. But development is underway, and representatives of the elite are more and more willing to settle in Khamovniki.

7. Moscow-city

Characterizing the elite areas of Moscow, you can not ignore the newest district - Moscow City, located in the city center, on Presnenskaya embankment. This is a new segment of housing - multi-storey buildings, built to meet the highest demands of residents. The district has many advantages. This and excellent transport accessibility, a fairly homogeneous population, high security and comfortable living. The quarter is well planned, the adjacent territories have excellent infrastructure. Architectural solutions are a particular advantage of the region; many modern architects have shown their imagination here. The downside of Moscow City can be called the lack of a historical background, but for some it is also a plus.
