Many residents of the capital are now deciding where to live well in the suburbs. There are a lot of reasons to move from your native metropolis. All settlements located nearby - up to a hundred kilometers from the Moscow Ring Road - are very attractive with lower housing prices, good ecology. But there are always disadvantages and a big difference between these or other cities and towns of the region in terms of work, roads for personal and public transport, the quantity and quality of infrastructure. Reasons for interest in the suburbs

There is a financial crisis in the yard, and, of course, it is accompanied by a dollar increase (wage cuts) and layoffs, small firms and enterprises are closing down, their offices are shutting down. Thus, many Muscovites are faced with the fact of partial or total lack of money. And life in the capital is extremely expensive - in all its manifestations. To sell your monstrously expensive real estate somewhere in Butovo or Kitay-Gorod and get a residence permit in a nice and cozy place in the region - what is the solution? The resulting difference from these changes is gradually consumed, and there, you see, the crisis will end. Those who have kept their jobs in Moscow all this time will live in a car or in electric trains, while those who have not saved will look for earnings somewhere closer to the new house.

By the way, if you stop joking and scoffing, then in all this you can see a certain reason. Not immediately, but gradually, Moscow firms and organizations will transfer their enterprises and offices from Moscow beyond the Moscow Ring Road, almost all experts note this. This process has already begun. Why? Rental costs are reduced - this is, first of all, as a result, considerable amounts are saved. There are no Moscow salaries in the Moscow Region - another plus for the entrepreneur. And most importantly - a huge selection of Muscovite employees who were not pampered and spoiled with good money, but hardworking and grateful provincials.

About buying property

The offer for Moscow real estate had a historic maximum, but demand was at a minimum. Luxury apartments and new buildings easier in the capital are currently selling an incredible amount. If until 2013 the real estate market developed moderately without stagnation and excitement with a supply volume of about five million square meters, then in 2015 six million were sold, and at the beginning of 2016 - more than seven. That is, one and a half times more is sold than before the crisis. And forecasts on this score show that this is not the limit; no reduction is yet to be expected. Of course, apartments in new buildings near Moscow, too, have long been waiting for their buyer. The time of home purchase at the stage of excavation has passed and, it seems, is irrevocable. But developers do not stop activities, as it temporarily happened in 2008. New objects are being announced and, as can be seen from the decisions of the city-planning authorities, there are currently a huge number of projects in the works that will soon enter the market.

Solvent demand, however, will have to decrease significantly, as the microeconomic situation worsens more and more. There were reports from Rosstat that wages in 2015 fell by almost ten percent, and inflation reached twelve. Money for the purchase of housing from the Russians has not yet appeared, not an exception and rental, and mortgages. Even a preferential mortgage, with its rate of twelve percent, is too high for those in need of housing. Although the main trouble is not in bank interest, but in the overvalued value of Moscow real estate. Even if the mortgage was interest-free, apartments in new buildings near Moscow were unlikely to be sold quickly. Too expensive. Although prices are falling with little demand. This means that a Muscovite, saying in Shukshinski saying: “I choose a village for residence!”, At first she will encounter the problem of selling an apartment in Moscow.

Transport

Suppose everything worked out: Moscow real estate was sold and acquired a much better living space outside the Moscow Ring Road. Or even a house in the suburbs. Now it’s time to face the main drawback of most of the cities of Moscow Region: transport accessibility is not just bad, in places it is disgusting. This, of course, extremely negatively affects the investment attractiveness of real estate, which the recent Muscovite acquired.

Work in the suburbs was not found. Every day I’m tired of traveling to Moscow. Disappointed. And he will live on, cherishing this disappointment and growing it day by day. The paths to some cities are blocked by never-absorbing traffic jams. Therefore, not proximity to the Moscow Ring Road, but travel time is the main criterion for choosing when to buy a house in the suburbs. Let there be a hundred kilometers on the freeway, and not twenty, which can be overcome only after four hours.

Availability

The hardest road in the suburbs is the Leningrad highway. Cars barely creep up to Solnechnogorsk, and on the stretch to the airport are more likely than they are traveling. The Muscovite can consider the cities located along this route only if there is a job in the Moscow Region, near a new house. In second place from below in terms of transport accessibility are cities along Dmitrovskoye and Shchelkovskoye Shosse, and in third - Minskoye. Novorizhskoe, Gorkovskoye and Yaroslavskoye shosse are constantly being repaired or rebuilt, so the road sometimes narrows to the level of the bottleneck - in two lanes. The longest traffic jams when leaving Moscow. Novorizhskoe highway, admittedly, soon promises to be very good. Kaluga and Simferopol are relatively free.

Volokolamskoye with longing awaits the launch of the toll road to Krasnogorsk. Developers fell in love with highways, there are inexpensive sections in the suburbs with communications (both in the near and in the far). A lot of cottage villages are being built, infrastructure is being developed. But there is almost no economy class there, only a business segment and a premium segment. A cheap land in the suburbs are sold in completely different directions. A separate word should have been said about public transport. Well, if there is a railway, and buses and fixed-route taxis work on a tight schedule and start the route from several metro stations, approaching as close as possible to the new house. Just in case.

First in the ranking

So, rating. Which cities are preferable in the suburbs (permanent residence in mind, of course) for a Muscovite? And, on the contrary, which cities are less suitable for permanent residence? Which areas in the Moscow Region with communications are sold, and which without? By a large margin, Krasnogorsk and Odintsovo took the lead. Even Kotelniki - precisely because the metro appeared in the suburbs, until that moment the city was an outsider in attractiveness. Why is that? Because any rating is made up of people, and subjectivity is characteristic of them. The nature of the Moscow region is beautiful everywhere, but there are cities where you simply can’t get to it. Here, for example, Krasnogorsk. It is strange that people put him in the first place. Inexpensive suburbs in the Moscow Region are sold everywhere, and it’s easier to independently build a house brick by brick and go to work in Moscow on foot than take root in this satellite city.

Volokolamsk highway is almost free only at night - for a couple of hours, but not on pre-holiday days and not on Friday evenings. True, there are electric trains - from Kursky, Riga stations and from the Kalanchevskaya platform. There are a lot of new buildings in Krasnogorsk, but it’s not a fact that it will be possible to buy an apartment in a residential complex of Moscow Region economically cheaper than to sell the same in Moscow. How would you pay extra?

Odintsovo, according to all reviews (not rated!), Is much more interesting. Mozhayskoye highway is not so busy, entertainment and trade infrastructure, public transport are much better developed. And most importantly - the environment is much better than in Krasnogorsk. This is a sleeping area of ​​Moscow - not by administrative division, but by its very nature. But housing prices are sky-high too. Every year, more and more numerous cottage villages of the Moscow Region are scattered around - also a very expensive delicacy.

First ten

Prominent is located on the highway, which follows in a very densely populated area. Ecologically, almost Moscow is here - the proximity to the MKAD, naturally, affects the general situation. The villages of the Moscow Region have grown to the size of cities, but this is not what creates investment attractiveness. The towns bordering Belokamennaya are themselves quite comfortable, but the prices per square meter practically do not differ from the capital's. In Khimki, for example, ecology is just as bad, but there is Auchan and Ikea. It is absolutely impossible to get to Mytishchi on the Yaroslavl Highway, preserving completely mental health, although the city itself is very pleasant. People suffer because work in the Moscow Region suits them even less.

The same with Balashikha, Lyubertsy and almost all satellite towns - everywhere equally expensive real estate. Slightly more distant from the capital of the city - Istra, Ramenskoye, Aprelevka, Podolsk, Shchelkovo and others - are interesting with slightly more affordable housing prices, somewhat better environmental conditions, an abundance of town houses. The ecology of the Moscow Region tends to improve, moving away from Moscow. Ramenskoye, according to many, is one of the best cities located relatively close to the capital. The Novoryazanskoye highway, of course, is almost always busy, but there are some dedicated lanes for public transport, which is why there is an opportunity to get to work and home. But a square meter is monstrously expensive, like almost all housing in the suburbs.

Yaroslavl direction

The investment attractiveness of each settlement is different. An example is the former city of Peresvet and Krasnozavodsk in Soviet times, where you can walk from one to another more quickly on foot than use a bus that looks like a sightseeing route. Even between these settlements the difference is very great. However, the locals answer our question: "Where to live well in the suburbs?" will give the same: "Of course in Sergiev Posad!"

Why is that? More comfort, well-developed infrastructure, transport on all four sides, even on eight, landscaping, the beauty of monuments … And the environment is not much different from the outskirts of the suburbs.

In Moscow there is everything except good ecology and leisurelyness of life processes, and the human body, wearing out at a certain age, moans about it peacefully; so that a forest and a river or a lake nearby, so that you can greet everyone on the street with everyone in a row, and even more so in your own porch … But also that medical care is quick and effective, so that you can buy food, paint or, for example, nails without traveling to the district city, and walk to work. Alas, just like in Moscow, you will have to add a few hours to the eight-hour working day. Because finding a job with normal wages in a small town is simply unrealistic.

From Sergiev Posad to the Yaroslavl station, an electric train travels for about an hour and a half. By personal transport, if you do not leave at five in the morning, it will be much more difficult to get and sometimes three times as long. But on weekends you can walk in the most beautiful forests, pick mushrooms, swim in the river, admire the Lavra, if, of course, you have enough strength to get off the couch due to the tiredness of a whole week of thirteen-hour (or even more!) Hassle and the realization that Apparently, it was not possible to guess where to live well in the suburbs.

The most pleasant for senior citizens

The remarkable city of Dubna is neat and clean. The Volga picturesquely divides it in half, and from one part to another you can not get so fast. There is a railway to Moscow, numerous buses and fixed-route taxis. They don’t talk about traffic jams, they don’t exist. Very green, calm in the city. Intelligent and very sincere people walk on its sidewalks.

A beautiful and, as they say now, atmospheric town right behind the Moscow Ring Road - Dzerzhinsky. It is also clean, beautiful architecture, especially for the monastery. There is a river and a pond, fields and forests, but the close proximity to the metropolis does not make the city more attractive, and the prices of Moscow suburbs are especially visible here - not every Moscow apartment is enough to change.

Another city, Reutov, is also a satellite of the Mother See (in any case, new buildings are just as tight), but it differs by calm and measured life. The transit from the Gorky and Nosovikhinsky highways is closed here, so the environmental situation is much better. It can be noted in the same row Troitsk - a sweet and peaceful science city, all in gardens and parks.

Preferred for relocation cities

Despite the high urbanization, the Moscow region is considered one of the most interesting regions of the country when choosing a permanent residence. This is due not so much even to historical factors as to economic ones. All the main financial flows pass through the capital, and therefore the standard of living is much higher than anywhere else. Provided that the money will be earned in Moscow. There are always and will be enough people wishing to purchase housing in one of the cities surrounding the capital.

Voskresensk. Eighty kilometers from the Moscow Ring Road to the southeast. A city with industrial zones directly in its line, with five railway stations. Industry and business can flourish here, but everyday life is quite unattractive. The environmental situation is, of course, difficult. Plus, Uralchem ​​with its mineral fertilizers.

Korolev. Science city of Moscow region, the birthplace and one of the main cities of the space industry. The NPC has strong international relations, the main industry experts come here from various countries. The city, of course, is beautiful, with museums, sports, but only the hero overcomes these many hours of twenty-six kilometers on the Yaroslavl highway every day.

And a few more options

Krasnoznamensk is a city of specialized missile forces, with a radio center that coordinated long-range aviation. Quite difficult to access, because federal highways do not cross it. I don’t really want to live there.

The city of Lukhovitsy is closer to Ryazan rather than to Moscow - 135 kilometers. Residents prefer to study and work in the neighboring region, since there are only 53 kilometers to go there. The city is small, but serving ten large enterprises, for example, a branch of the MiG aircraft manufacturing corporation.

Orekhovo-Zuyevo on the Gorky highway almost ninety kilometers from the capital, one of the most remote. The city of Morozov industrialists, strikes and protests - with traditions. An industrial village, from here all the pros and cons regarding its attractiveness as a permanent residence follow.

Naro-Fominsk is located fifty kilometers along the Kiev highway - convenient, free, traffic free. The city is large, with factories and plants, sports complexes, swimming pools and other infrastructure at the highest level. Here we can talk about the priority of Naro-Fominsk among other cities of the Moscow Region, as the ecological situation, transport accessibility, and well-developed infrastructure make it very attractive for living in comfort.

Each person chooses a place of residence based on their own preferences: for one, accessibility to the Moscow Ring Road is important, others seek rest from the hustle and bustle, they are interested in infrastructure, but most often people are looking for balance. The decision is difficult and requires strong arguments for and against. Unfortunately, many move from Moscow to the region or from a distant province to Moscow, without having a complete picture of the subject of choice.
