Translated from Latin, “explication” is “interpretation”, “explanation”. This word is widely used in various fields of activity: directorial work, cartography, architecture, museum work. For example, in the latter case, explication is text pointers with explanations of the exhibits. Often they are placed next to the exhibited objects.
Director's explication is mainly notes, ideas, details of a future performance or movie. The director of photography also makes his explanations in the form of drawings (lighting schemes, storyboards, and so on), and the sound engineer thus designates graphic displays of the phonogram.
In architecture, explication is a kind of reference material about the organization of space, which should be present in the design documentation. In other words, this is nothing more than an explanation of the legend on the drawing, a transcript of the list of rooms and their purpose, a description of the technical characteristics.
Basically, explication is a table that resides in a drawing. Or it is drawn up as a separate document, which has legal force. In an architectural design, explication is included in the explanatory note. This document is very important, especially when unauthorized alteration of the layout of the premises and further legalization. Or for conducting commercial transactions with this object, such as buying, selling, exchanging, donating and so on. In this case, explication of the BTI is necessary.
This document contains information on the compliance of the areas and the layout of the existing premises indicated in the technical passport. In the event that a redevelopment has been made, all changes are legally recorded and entered into the explication.
The legalization procedure is carried out by specialists from the bureau of technical inventory. The owner of the premises submits an application to the BTI, and at the appointed time, the inspector inspects the premises and measures the corresponding areas. All changes are recorded and made to the original project. Then, as a rule, a new registration certificate of premises is issued within a month, which is valid for one year. This service is paid.
If an apartment or a residential building is being considered, an explication is detailed information about the total area of housing and a separate description of each room. At the same time indicate:
- usable area (living rooms);
- the area of the apartment, which includes both the living area and the area of utility rooms (with the exception of the verandas, balconies, storage rooms, etc.);
- total area, including unheated rooms, unsuitable for habitation.
This document also includes specifications. In this case, explication is the nature of the building structure and the list of materials from which it is made, starting from the foundation and ending with the roof. For interior rooms contains information about wall and ceiling decoration, communications, technical equipment and so on. All the rules for compiling the explication are described in a regulatory document entitled "Rules for the implementation of architectural and construction drawings", GOST 21.501 - 93SPDS.
